Yes, you sell 5% more with each upgrade.

That's not correct.
By upgradung your shops, you are able to sell 5% more than before.
So it's not sure that you will really sell additional 5%.
If your prices are to high or your quality is to low, you will only sell as much as before, whatever level of upgrade you have.
